Asbestos Survey

Our Hampshire Team recently undertook a refurbishment and demolition survey to a beautiful Grade II listed property near Winchester. The house was first listed in 1984 and the linear element of the main house dates back to the 16th Century, it has beautiful timber beams exposed throughout many areas of the main house. The house was encased in brickwork and refurbished in the 1800s and two extensions were added to the rear of the main house in the 1970s. These extension areas are proposed to be reconfigured and refurbished more extensively, with a sympathetic and sensitively designed extension proposed to connect the two existing wings.

Findings in the house included licensable materials such as asbestos insulating board which is consistent with the 1970s refurbishment, and non-licensable materials including old floor coverings that have been concealed over the years. Rope/textile gaskets were also identified behind listed stone and hand-carved timber fireplaces, and to the old Aga range cooker.

The site also encompasses various outbuildings, many of which are also subject to refurbishment works or demolition. The Piggery, which currently houses the pool plant equipment, is to be demolished and the plant relocated. Findings within the piggery included more asbestos insulating board, as well as asbestos cement diamond roof tiles, some of which were heavily damaged by a fallen tree during Storm Eunice. A demolition survey was also conducted to the garages which were covered with asbestos cement profiled roof sheets alongside asbestos cement guttering, typical of agricultural buildings of the 20th century.

The survey took two days, and one of our senior surveyors, Callum, was joined by our new trainee surveyor Freddie, who found it all very interesting and a great project to experience. The survey was undertaken as sensitively as possible being mindful of the Grade II listing, and it is a great example to prove that just because a building was built before asbestos was widely used, it doesn’t mean it will be asbestos-free!.
