Asbestos Refurbishment Surveys

Casa Environmental Services were recently commissioned to undertake Refurbishment Surveys to Unit 3b, Block 2 (3 units) and Block 1 (8 units) by Savills who manage the estate on behalf of Diageo.

The industrial estate is to be completely refurbished with the intention of making the site carbon neutral by the time the works are completed. Part of the project will involve the creation of extensive cycle paths throughout the area with the intention of encouraging people to cycle or walk to work rather than drive and to provide a recreational facility in a predominantly commercial area.

The survey works presented a number of challenges as a result of the various units being occupied and tenants still operating their businesses during the inspections. Each survey was carefully planned, and close liaison was necessary with the client and tenants in order to minimise disruption to the day to day operation of their businesses.

During the surveys asbestos based materials were identified in the form of Asbestos Insulating Board, Cement Products, Vinyl Floor Tiles and Textured Coatings.

Following completion of the surveys Savills asked us to review a survey that had been previously undertaken to Unit 3A. Casa subsequently issued an amended report for Unit 3A enabling Savills to obtain definitive costs for removal works.

The surveying of the site was undertaken within agreed timeframes and to the complete satisfaction of the client.

Casa have also been retained by Savills as specialist consultants to oversee the asbestos removal works in the various units. This work has involved the review of the licensed asbestos removal contractors plans of work, organising of air monitoring tests, providing advice on removal strategies and procedures and carrying out audits of the removal process.
