I Sanded Asbestos – Am I in Trouble?
In the UK, asbestos safety is regulated under the Control of Asbestos Regulations 2012, which requires anyone responsible for maintenance or renovation of buildings to properly manage asbestos-containing materials (ACMs). Despite this, DIY renovators and small contractors often disturb asbestos without realising — and many are now searching online for answers to the question: “I sanded asbestos, am I in trouble?”
The reality is that disturbing asbestos, particularly through sanding, can release fibres into the air. Inhaling these asbestos fibres can lead to life-threatening conditions such as asbestosis, mesothelioma, and lung cancer.
This risk was made clear in a recent incident involving a homeowner in Wiltshire, who unknowingly sanded a textured ceiling that later tested positive for chrysotile. Believing the material to be simple plaster, he carried out the sanding without protective equipment or ventilation. The dust later spread throughout the property, prompting a professional asbestos survey, which confirmed contamination in several rooms. The homeowner was advised to vacate the property while a licensed asbestos removal contractor carried out a full decontamination. The incident led to significant disruption — a situation that could have been avoided with a check for asbestos before starting the work.
Sanding or disturbing materials such as old floor tiles, textured coatings, or asbestos cement or insulating boards can potentially release asbestos fibres, depending on the type and condition of the material. While some asbestos-containing products are considered lower risk when undisturbed, mechanical actions like sanding can increase the likelihood of fibre release — especially without control measures or respiratory protection in place.
Incidents like these are reminders that asbestos isn’t just a problem of the past — it still exists in many UK buildings built before 2000. And for those asking, “I sanded asbestos, am I in trouble?”, the answer is: potentially, yes — especially in terms of health, and in some cases legal consequences, depending on who carried out the work and the setting.
According to the Health and Safety Executive (HSE), over 2,000 people in the UK die each year from asbestos-related illnesses. Most of these deaths could have been prevented with proper awareness, testing, and professional asbestos management.
As a UKAS-accredited asbestos consultancy, we would urge anyone planning refurbishment or demolition work to consider whether asbestos could be present and book an asbestos survey— whether you’re a homeowner, landlord, or contractor.
